PROPOSED DEVELOPMENT

The proposed development for this site has been informed by a constraints-led master-planning exercise while also meeting the specific requirements of the adopted development plan policies.

The proposals present an opportunity to carefully use the natural environment to create a sustainable development alongside the provision of new open spaces to support active and healthy lifestyles for future residents alongside the delivery of the required housing.

Key elements of the proposals include:

  • Provide approximately 350 dwellings including affordable homes ;
  • Provide a mix of house sizes and types to meet the needs of the local area;
  • Provide a good level of useable public open space;
  • Provide a high-quality landscaping scheme throughout the development and its outer edges to help mitigate the visual impacts of development;
  • Create a high-quality environment for the new occupants of the completed scheme with good pedestrian and cycle links towards the centre of Codsall.
  • New road infrastructure which links Keepers lane to Wergs Hall Road.

  • The residential proposal will provide 350 dwellings including affordable homes, and a good level of useable public open space. This will make an important contribution to the identified shortfall in housing supply across the district.
  • The proposal will retain and enhance the existing vegetation where achievable. The proposal will also provide contributions to local services and facilities to mitigate its impact, such as, a new primary school which will be built on another development east of Billbrook.
  • The proposed development will be supported by a comprehensive landscape scheme which will deliver new tree planting and the provision of public open space. The proposal seeks to retain and enhance the natural landscape buffers through additional planting and support a biodiversity net gain.
  • The proposals will stimulate the local economy. It will result in additional spend within the local supply chain during the construction phase as well as spend by future residents  on local services.
